Frequently asked questions

What is the monthly payment on a $320,000 mortgage at 6.5%?

$2,004.49 a month over 30 years, before property tax and insurance. Total interest over the life of the loan is $401,614.

How is mortgage interest calculated in Canada?

Fixed-rate mortgages in Canada are quoted with interest compounded semi-annually, not monthly. A 5% rate works out to about 0.4124% a month, slightly less than 5% ÷ 12, which is why Canadian payments are a little lower than US payments at the same rate.

What is the minimum down payment in Canada?

5% of the first $500,000 and 10% of the portion above that, up to $1.5 million. At $1.5 million or more you need 20%. A $700,000 home needs at least $45,000; a $500,000 home needs $25,000.

How much is CMHC insurance?

With less than 20% down, a premium is added to your mortgage: 0.6% up to 65% loan-to-value, 1.7% up to 75% loan-to-value, 2.4% up to 8% loan-to-value, 2.8% up to 85% loan-to-value, 3.1% up to 9% loan-to-value, 4% up to 95% loan-to-value. In Ontario, Quebec and Saskatchewan, provincial sales tax on the premium is paid at closing.

What does accelerated biweekly mean?

You pay half your monthly payment every two weeks. That's 26 half-payments, or 13 monthly payments a year instead of 12, so the mortgage is paid off years sooner.
